Q. What is the role of the notary public?

A. The notary public verifies the identity of the signer; acts as an impartial witness to the signing; and confirms that the person appearing before them is signing knowingly and voluntarily, without duress. In Virginia, the notary can perform the following notarial acts: take acknowledgements, administer oaths and affirmations, certify a true copy of a document, and administer affidavits or depositions of witnesses.

Q. How does the notary verify the signer's identity? 

A. The signer must present at least one form of a current government-issued photo ID as prescribed by the state of Virginia, such as a driver's license or a passport. An acceptable form of ID contains a photograph, signature, and a physical description. Please note that, as of 2026, notaries cannot accept the Virginia Mobile ID (mID) for notarization purposes.

Real estate transactions: Whether you're buying, selling, or refinancing your home, I will ensure that the documents are properly signed, witnessed, and notarized in compliance with Virginia law. If needed, I will also scan the signed file, send it back to title, and hand deliver it to FedEx or UPS.

Estate planning documents: Once you've created your estate plan or trust, I will ensure that documents are properly signed, witnessed, and notarized. If needed, I can also scan the signed file, send it back to title, and hand deliver it to FedEx or UPS.
